Commercial Mortgage in NW Indiana

Looking to get my first commercial mortgage for a 11-unit building in NW Indiana.  The guy I was working with was confident that he could get the loan approved - all the numbers looked great.  Until he went to his manager and he said we're "not in their footprint", as in we do not live in the local area, and therefore they are not going to work with us.  Not sure why it's relevant in this day and age.  

Can anyone recommend a lender who would work with out-of-state investors?  Loan amount is 300K.
