@Josh Wagner What kind of properties are you looking for in Fayetteville? 

@Ajaya A. With $1M available to put down you are looking to buy in the $4M range. With management in place and a good CRE broker and financing team behind you there is no reason why you should not be able to invest. Many assets in the category are acquired by investors either our of state or out of country all the time. You just need to make sure you have a good team. @Rich Hupper you could get a CRE loan at 30 years but I think a residential loan will be better as far as interest rates go. The advantage of the CRE loan is that the underwriting will look primarily at the property and not your outside income. CRE loans also tend to be more forgiving of lower credit scores. If you are looking to flip in the future I would recommend CRE rehab bridge loans so that you don't tie up all of your own cash.

@Kevin Keefe - You looking at this from the residential lending perspective.  With Commercial RE lenders your income is not always an issues.  We will be lending on the property itself.  So long as you secure a property that qualifies and you can meet the down payment and liquidity requirements you've got a deal.
