51-Unit Apartment Complex - Need Comparables

All,

I need your help. I am trying to determine an offer for a commercial property, however, I have NO clue where to find comparables. The response to determine my offer was, "Feel free to reference comparable sales in the OM to get an idea of current market trends."

What is the OM? I probably should know this but I don't and need your help. Where can I pull comp sales? Do I just need to get a broker to get this information? Thanks.

I have not done CRE other than MF, but I would talk to a broker and get the comps per sq/ft. Also compare the rents per sq/foot. A commercial PM should also be able to help you.

An OM is an offering memorandum.  The sales package prepared by a broker or seller.
