@Andriy Boychuk Milledgeville, GA is a quiet town that I actually enjoy. I would invest here if there were better opportunities. We have two big colleges that are right down the street from each other as well as a technical college as well. Downtown is happening and I personally like walking around there.

Thank you for your advice as it did not seem harsh at all. I'm NOT actually putting an offer in on this property as it is way too soon. I really would like to get a CRE as soon as possible, however, the steps I've come up with is to consult a lawyer, accountant, broker and real estate agent as well as banks for financing options. I'm still in the learning phase, however, I want to analyze real properties as Brandon Turner suggests. Do you have any suggestions as to where I can find more specific information on commercial real estate investing and funding for my area? I've been pounding the Podcasts daily and I can't seem to get more than generalizations from there. Also, I'm in the Georgia/Middle Georgia market and I have yet to come across anyone on here that is very knowledgeable about the CRE investing world for Georgia.

I also want to point out that it was suggested to me by the seller/broker to find comparables. Thanks.

All,

I need your help. I am trying to determine an offer for a commercial property, however, I have NO clue where to find comparables. The response to determine my offer was, "Feel free to reference comparable sales in the OM to get an idea of current market trends."

What is the OM? I probably should know this but I don't and need your help. Where can I pull comp sales? Do I just need to get a broker to get this information? Thanks.

Hi BP!

I'm a new member living in Milledgeville, GA and am eager to learn all I can from everyone on the forum. I am highly interested in owning my own investment properties in the nearest future. I am 27 (28 on November 15) and would love to own my very first investment property by my 30th birthday.

My absolute favorite show is Flip or Flop and where I have mustered up the courage to get into real estate. It has always been a "silent" passion of mine and I'm willing to put in the work to get there. I want to own my own investment properties, however, I want to start flipping houses as well.

By January 2017, I want to already be enrolled in a real estate license course or finished. Do you guys/gals recommend me getting my real estate license? What is the benefit? What do you suggest I do to get started and to be able to purchase my first investment property within two years? What do you suggest I do in order to learn all I can about flipping? How do I get started? Do I need to have a company or business started to house my real estate under?

Your help would be most appreciated. I would also like to connect with as many people as possible in my area. Please add me!!!
