Quote from @Nikhil Mascarenhas:

Hi All,

Excited for my first BPCON this year! I am a 30 year old technology(data science) professional who has been dabbling in real estate as a side gig. I just closed my 3rd deal this month and looking to network and learn a lot during BPCON. Unfortunately I will be travelling by myself and could not convince anyone to attend with me. To keep costs low I'd like to find someone who shares similar goals to split a Garden View or Ocean view hotel room. I am clean and tidy and will treat the room as a quiet space, but would love to hangout at the events and make new friends.
Please message me at the earliest to take advantage of the early bird deals, we can get on a call for a quick chat!

Name: Nikhil Mascarenhas
Gender: Male
Accommodation Preferences: Garden View Room with 2 beds
About Me: no allergies and no pets. Outside of real estate and data science, I love board games, cooking, classic rock music and travelling (might travel around Mexico/Cancun if possible).
Contact Preference: DM me, reply here
Additional Comments: Let me know if you have any others questions for me!

Is this still available?  I need a roommate.

Quote from @Zachary Harrison:

If anyone is thinking about going (and HAS NOT bought a ticket) and wants to share a room let me know. Originally booked for 2 people (with 2 beds) but looks like my second won't be able to attend (check in Oct 5 & check out Oct 9). We would split the price and I could change the 2nd attendee to whomever. Let me know your thoughts. Thanks

Is this still available?  I am interested in room sharing

Jeff Greenberg has been sponsoring Multifamily and Student Housing acquisitions since 2008. Although Jeff has been educating investors and running Real Estate Meetup Groups since 2005, this January event will be the debut of the MultifamilyMasters- Ventura. This is in association with Multifamily educators and Investors across the nation and worldwide.

This is an ONLINE meetup (details above).

Are you disappointed with your stock portfolio? At what age do you project that you will be able to retire? What will your quality of life be with limited retirement funds?

You're not alone. Many people are concerned about their future and that of their children..
Unfortunately, many people fail to take the next step and get educated on investing in Commercial Real Estate. Please don't invest without getting educated.

You see, nobody will change your life for you. Your financial planner or advisor will not recommend "alternative" investments. Why?
YOU have to take some action to change your position in life.

But how can you begin your journey NOW?

We've created this unique online event just for you.
In this NO-SALES atmosphere, you will learn some of the basics when it comes to apartment investing.

In this debut meetup, Jeff will discuss the alternative investment in Commercial Real Estate. This is the first in a series of educational events.

  • Why didn't my financial advisor tell me about these opportunities?
  • Compare commercial MF investing to single-family investing.
  • What are the pros and cons of each?
  • Active vs passive investing.
  • Why is now a great time to get involved?

We are currently buying a 150 unit property in Houston.  This is a B property in an A area.  Houston is very much diversified, but I would be more concerned with C products.  Not because of Houston, but because of the economy, Covid, and at some point the end of government stimulus.  Workforce housing is most likely going to be hit the hardest when the government stops the infusion of capital.

@Kory Reynolds Although I wrote this 4 years ago the facts are still the same

"I'm willing to put all the man-power, that is, managing the job. I would hire and handle contractors as well as real estate agent and any other sub-contractors. At the end of the day, what I want is to generate a good profit."

If he is putting in all of the work in a common enterprise, with the expectation of profit based solely from the efforts of the promoter, done it passes the Howey test.  I don't see anything in his question where the cash investor will be doing any work.

@Micheal Briscoe I say that you go into the light and go to commercial MF. First property I bought was a 20 unit.

@Jesus Orbea as others have said, it depends on your goals, but here are a few points.

1. 100+ Sfh’s are another job

2. Difficult to scale and finance 100+ SFH

3. Difficult to get good quality PM

4. 5+ MFH are valued on income stream, not comps allowing you to increase value by operating efficiencies.

5. You can also invest passively in syndications.

6. You can legally pool other peoples money and purchase larger properties and hire professional PM.

You will find many different opinions on this forum.

Good luck and stay healthy.
