How do you start apartment building investment?
Totally new investor here.
Read a lot of books by now and my long-term real estate investment goal is big/large apartment building/complex.So would like to know all the experienced investors path to apartment complex investment?
SFH/Multi-rentals(duplex,triplex..) investment and apartment building investment are different in many ways,such as,investment logic,finance and management.So I believe early investment experience in SFH only contribution to equity building/cash flow?
BTW,as far as I know,the apartment building investment are most likely out of state,there is another different from SFH and small multi-rentals.
Any input will be helpful here,personally I might start with SFH locally,but would like to know the good path/good time to apartment building investment?

Liquidity = 9-12 months of debt service coverage
Leverage on all real estate < 75%
REI experience = either you or a key principal (or you have a great balance sheet or low LTV)
These will vary by lender and loan size.
