Commercial building registration
I found a commercial property (not multi-family) that I like. It is in a good location but is run down and needs a full rehab. Googling the property came up with an owner name and a phone number but the phone number is dead. The property is not for sale currently but maybe I can convince the owner to sell it anyway.
Would I be able to find records on a commercial property at the county office just like residential and multi-family or is there another department I have to look in?

Yes. You should be able to find a name and mailing address in public records with the Secretary of State or the county recorder. If you know the name of the LLC that owns the property, go to
http://sos.state.co.us/ and search the name. If you know the address, which obviously you do, go to the County Recorder. There will be an Owner's name or a Registered Agents name and address associated with the property. You can mail them a letter or stop by the address to speak with them.
If you're not familiar with the process, all LLC's have to have a Registered Agent in the state where the property is located. That way, if anyone needs to deliver legal documents to the LLC, there is someone registered locally. The Registered Agent maybe the owner or someone else that lives in the state. For all of my Property LLC's, my attorney is my Registered Agent. That way, they can refuse to tell someone who the rightful owner is for the property unless they are served with some type of legal paperwork in which they are required to disclose the owner's information.
