@Pavan Sandhu how? As I understand it, you have to live in one of the houses for 3 years after construction?

Also, are you allowed to split lots further than just 2 of relatively equal sizes? If you have a .5 acre lot, you can get more than 2 out of it before you hit the 1200 sq ft limit they put in SB-9.

CA developers/investors,

As I read SB-9, it is geared towards owners. Is there anything coming out about if SB-9 can be used by CA developers/investors as well?

Hello BP,

I’ve recently started looking for apartments in the Denver MSA and I keep seeing total expenses on a T-12 being in the 30-35% range.

I am used to seeing expenses being somewhere 45%+ range in Austin and San Antonio. Am I missing something or are Denver MSA expenses really that low?

I just accepted an offer! Thank you everyone for the help and ideas!! I'm sure the time of year had a lot to do with it sitting. 

I had initially figured the tracks were going to be a small issue but I lived right by train tracks in Denver a few years back, in the new, luxury apartments they built right by the tracks and people of all ages were flocking to these apartments. So I figured tracks aren't as big of a turn off...but now I see the difference between renting next to train tracks and owning next to train tracks are two very different things. What a lesson to learn...

Thank you all for the advice and comments. I had professional photos done and I'm using a real, full-service agent to list it, not a discount listing. 

I just looked at comps again but none on the tracks. They are the next street over so I'll have to adjust for those numbers. However, it does give me a better idea of the ball park of the value.

So just like the title of this post says, I finished the renovation of a house. I put it on the market, admittedly, for more than it is worth, and I had a few tire kickers but no offers. 4 months later, I am now at 5k below what it is actually worth and offering to cover most closing costs but I am still getting no offers. The one problem I did not think would have such an impact is that the house is across the street from train tracks. It's a quiet commuter train that runs on these tracks during work hours only and doesn't use its horn. I put all this in the property description a few weeks ago hoping that it would help but still no offers.

I could keep dropping the price. I have a little bit more to go and not go negative, but is this my only play? I talked to a few agents in the neighborhood that move lots of inventory, but still nothing. Should I offer an extra $500 to the agent who brings me a buyer that closes? Extra $1,000? Should I try to work with a wholesaler or will this just tie up my property for a month or more with no results? 

I am also considering taking the property off the MLS for a month and then re-posting it.

Are there other things I could do to sell this property?

it gets deeper. They automatically cancelled my auto pay at both banks without notifying me.

Luckily, I have the payments going a few days ahead of the due date so I was able to catch the payments didn’t go out and restart them before missing the deadline.

@Kevin Romines so just to be clear, are you saying specifically the loans in forbearance will have a hard tome being refinanced or that the borrower will have a hard time refinancing anything or getting a new loan because they have a loan that was in forbearance?

@John Farady exactly. Since the more cases you can show the government, the more bail out money you get?
