Hi BP Members!! Here's your monthly Nationwide Apartment Investors Luncheon Reminder for April.

We start each meeting with a guest expert who will educate us on a type of investment or strategy to help us all make more passive income. After that, we open up the meetings to nationwide networking. This month's topic will be "The Ultimate Passive Investor Endgame" with my special guest Mr. Marc Halpern. Marc will describe the lifestyle of simultaneous financial and psychological freedom. After defining the separate and combined metrics for financial freedom and psychological freedom, he will talk about the transition from active real estate investing to passive investing in private placements as an LP that leads to the Ultimate Passive Investor Endgame.

Marc will further expand on these three topics that his audiences love to hear which are:

We generally have 70-85 attendees each month.

Meetings are open to people who are interested in buying or who already own apartment buildings and other commercial properties such as office buildings, storage facilities, strip malls, retail centers, mobile home parks, etc.

Each month we will network and educate each other on topics related to RE investing with an emphasis on, but not limited too, Apartments & other commercial properties. We will discuss SFH's too, if you have a question or problem we can help you with.

Our guest educator this month is Daniel Raupp with Fortitude Investments. Fortitude is a company that specializes in Delaware Statutory Trusts (DST). You might be asking yourself, what the heck is a DST and why do I care? Great question.

DST's help in a few ways. 1- They are similar to a REIT (Real Estate Investment Trust) and, more importantly, if you're trying to do a 1031 Exchange, they can be a great 'get out of jail free' card just in case you run out of options and don't want to lose your 1031 tax deferment.

At this month's Luncheon, we'll delve into advanced 1031 Exchange Strategies. Even if you know all about 1031 Exchange Rules, you might be interested in knowing some advanced strategies like getting the Seller to do Seller Carry-back loan on your purchase. Or, you can learn how to do your own SCB when you sell your property, but still maintain your tax deferment.

David Gorenberg with Accruit will be my guest. He'll teach you not only how you can educate a seller or their agent on the proper way to do SCB while doing a 1031, but you'll also learn how to 1031 into Oil & Gas Royalties or even a Delaware Statutory Trust (DST). There's a couple other strategies will discuss as well and you'll be able to ask David your own questions as long as you join us live.
