how can I increase my productivity without breaking the bank to hit our goals

We go direct to owner campaign with apartment owners. We have talked to 36 decision makers and 2 appointments since October. 9 of the 36 DMs contacted was reached via text. We have sent 2420 texts. It takes in average 268.88 text messages to identify 1 dm via text (2420/9=268.88). 23 of the 36 DMs contacted was reached via calls. We have made 3435calls. It takes in average 149.34 calls to identify 1 dm via call (3435/23=149.34). 4 of the 36 DMs contacted was reached via emails. We make an average of 80 calls per day. If our appointment rate so far is 5.5% and close rate is conservatively projected at 5% we need 20 appointments to get one deal accepted. My problem is if we want hit our target income in one year we need to increase our calls from 80 to 300 calls a day. How can I do that without hiring more VAs until we are making $250-500k of revenue per employee. How can I accomplish this? I am looking at using A.I. or using mojo dialer so I can increase our calls per day. Does anybody any advice?

I have started looking at the following AI:

  1. Conversica 
  2. Saleswhale 
  3. Exceed.ai 
  4. Chorus.ai 

Has anyone used these before?

Haven’t use these or even in that business.  

Through this search method you have talked with 2 potential sellers in that timeframe?

Recommend a different approach.  A.  Use BP lookup.   There is a guy posting about how to price lists of GIS property tax data bases.  Set parameters for a city and have him run for you.

B.   There is a 70 unit apartment complex bankrupt in a town near by.  Everyone evicted.  Recommend you make a list of Bank commercial loan officers and get on their radar.
