Property Manager Leasing Fees

Carrie Taich
Posted

Hi, I'm looking for a property management company that bundles in their pricing for securing new tenants.  Does this exist in Chicago?  I own a multi-family 6-flat.  The property managers I know charge one month rent to find a new tenant - and I think this creates a disincentive for long term tenant stability, which is what I want.  Could you please share any info on any companies / business models that align incentives and bundle in the pricing? Many thanks.

@Carrie Taich - when you work with a PM who's fee structure is set up to incentivize retention (if the PM can even influence that, it's really up to the tenant) you will find that now they are reluctant to increase the rent. And rent increases over time (while your payment stays flat) is the magic cash flow sauce.

No matter how you look at it there is always a down side. The solution is to manage yourselves and as someone who has been doing this for 15 years (now with an inhouse PM) - it is a LOT of work!
