Hi, its 2024 and in the 2023 property tax bill just received, Cuyahoga County reassessed the 21 unit building we bought in 2021.  They retroactively applied increased property tax values to tax years 2021 and 2022 and included these fees for past years as "omitted taxes" on our bill.  Does anyone know if this is legal?

@John WarrenThanks so much for the data point, very help.  Its true leasing is a lot of extra work.  Yet the model of building it in to monthly pricing does exist in other states (like Ohio for example) - so it should be possible.  Well thanks again!

Thanks Joseph. Your model does seem to encourage retention somewhat. I also like the idea of presenting the idea to a growing company.  I think the Chicago market is quirky though, for some reason the model of % + one month rent securing fee seems to dominate and I'm not sure why...

Hi, I'm looking for a property management company that bundles in their pricing for securing new tenants.  Does this exist in Chicago?  I own a multi-family 6-flat.  The property managers I know charge one month rent to find a new tenant - and I think this creates a disincentive for long term tenant stability, which is what I want.  Could you please share any info on any companies / business models that align incentives and bundle in the pricing? Many thanks.
