Has anyone tried this new program from Peter Conti? I am considering purchasing it but wanted to know if anyone has had any experience with it.

OMG this is awful!! I was just at an air bnb over the weekend! I was thinking about looking into this as another investment strategy. This is just grimey and unethical.

Well The mortgage holder had hired an attorney and filed the paperwork in court as I stated earlier. I agree with your assessment though. The mortgage holder wants the house and the money from the wrap. The owner is willing to sign the deed back to him. But he won't pay the wrap mortgage. But the mortgage holder won't respond. I have done several sub to's without this type of thing happening.

Hi Rick,

My client has tried to talk to the guy but he won't take the calls. I have tried to reach him as well to no avail. He obivously doesn't plan on speaking about it without his attorney. Unfortunately it's not just the roof that was damaged there was extensive damage to the house structure. A huge tree was uprooted from the front yard and crashed through the home. The General Contractor gave an estimate of $40k to get it repaired. My client doesn't have that type of money to tie up right now. I have reached out to his attorney as well to see if we could come to some sort of agreement. But he has not responded either. Thank you for your suggestions!!

Yes he was supposed to get a mortgage to pay off the balance of the mortgage to Citibank and the wrap around by May 1, 2021. But there was no way for him to get that done since the property is in a complete state of disrepair due to the storm that happened in October 2020. The seller never contacted the contractors to make good on the estimates that were provided so that they could start work. So the house stayed in disrepair. We are going to speak to the attorney to see if they would be willing to take the deed in lieu. It's the seller trying to sue for performance on the wrap and trying to take the house back that makes this a bit of a mess.

You are correct the buyer left the insurance in the seller's name. The Seller told my client that the check came to him and he had endorsed it and deposited it into the bank. My client submitted the general contractor estimates to the seller. As he wanted to get the property repaired so that he could get a mortgage on it and fulfill the terms of the agreement.The seller stated in April that he wanted to take the property back. The agreement was set to expire May 1, 2021. So my client did not pay the mortgage or the wrap. But the seller is now suing my client asking for the money from the wrap to be paid to him, along with him getting the house back. If we can avoid going to court that would be best. My client just wants out. He is not willing to pay the wrap around and give the house back. He is ok with letting the house go back to the seller. Since the seller has the money to repair it.
