I’m new, but I have noticed an uptick in the amount of pre-closures in my area. I’m looking for someone who can provide me with a comprehensive script to approach potential sellers via cold calling.

@Allen Stewart try this.  "Hi, my name is Allen and I am a real estate investor.  I was wondering if you were interested in selling your home for ALL CASH!"  Wait for it... "Why do you think I need to sell my home?"  "I'm glad you asked.  I noticed through public records that you may be having some difficulty with your mortgage.  I wanted to present you with some options to help you out."
