How much are the closing costs for a seller who is free and clear on their property when closing on a cash deal?

I know the usual MAO rate is .7, but I know it also changes with the market. What is the current rate cash buyers are using in Las Vegas, NV?

@Steve Morris The service wasn’t free, I was saying they are “free contractors “ meaning you could hire them to do the BPO and they aren’t affiliated with any particular RE company. The reason I was asking is because I looked on Zillow going back 36 months and they’re haven’t been any comparable sales that I can use to do an analysis.
