Bought a house on Auction.com on courthouse steps in Alabama

So, we bought a place on the courthouse steps with auction.com.  Checked and there are no outstanding liens on the property-nope all is good there.  Place is fenced with pad locks and "No Trespassing" signs all over the place-including some with warnings that you will be shot.   

We are waiting to get the deed from Auction.com so I can get the sheriff to evict whoever may be living in the house (Can't tell from the road if someone is actually living in it, but there is a beat up truck in the driveway).  McCalla Raymer attorneys is handling the deed disbursement and tell me we probably won't see it for 3 - 4 weeks.  I've tried calling the attorney and auction.com, no one is budging on the timeline for this deed.

So here is my question, how can I get insurance on the place while someone else is in it?  The insurance company wants to walk the property and take pics of the house.  They cannot do that for a couple reasons, one being the no trespassing signs complete with warnings "you will be shot", and two the previous owners may be living in it...  

Do you guys wait to get insurance on homes until you get the deed?  Is there a workaround?
