I have been fortunate to have a acquired a 8 SFRs. They each have between $20K-$30K of equity. How can I utilize the equity in these homes to branch into multifamily/commercial properties?

Not very specific, but;

Sell them and use the cash to buy up.

Borrow the equity and buy up. (Private lenders, season the second and refi later)

Use the equity pledged to a seller of a multi in seller financing, you can assign leases as well in the event of default.

Refinance the SFDs under a blanket mortgage with the new purchase.

Trade the SFDs on a multi, finance the difference conventionally or again, seller financing.

Sell part of the SFDs in combinations of any of the above. Depends on how much cash you need.

These are all pretty straight up deals, we can get wilder or more creative, depending on many factors of the multi you find. Good luck :)
