I purchased a home with a tenant already in it. I had a month to month lease with her, but eventually had to evict her. She left owing a month and a half rent and took the stove. Any suggestions on an approach to recover the rent and stove?

As an update to my earlier post. I finally located a POC at the PHA that does their purchasing. At the moment they are not buying any properties. She did however ask me to forward my contact information in the event they are able to purchase more properties.

Can you explain more how the tax benefits and credits under the Community Reinvestment Act would work?

I purchased a home with the tenant from H*** already occupying it. She was given notice that the rent would be going up in January and has given me more grief ever since. I've been wanting to sell it and she has expressed an interest in buying it, but I know she won't qualify for a mortgage. I'm giving her the opportunity to purchase before listing with a realtor. Knowing that she won't qualify what is the best approach to get her to move so that the house is vacant for potential buyers? She is on a month to month lease.

Being new to this ballgame I didn't know until now that the income approach is not used for residential properties. Thank goodness for BP and its amazing members:) I learn something new every time I read the forums.

Just received my appraisal back on a rental that I'm trying to do a cashout on. I feel that it came back really low.

1. The appraisal states that the property is located in a totally different city than it actually is.

2. The sales comparison approach was used. I also found the following statement "the subject is not an income producing property, which negates the applicability of the income approach to value." This is a false statement. I have been receiving rental income for over a year.

I'm not sure of a convenient meeting point for everyone, but I'd at least like to have an initial get together.
