Approaching Private Investors

My partner and I have acquired a small list of "potential" private investors but have ran into one issue. What is the best way to approach these potential investors when we have no actual history to relay as proof of quality work? Some are family, colleagues and "friends of a friend" etc. We're both well educated, hard working, young and motivated - but we both have the same issue of having no actual rehab / wholesaling experience. Any ideas on how we could approach them with the idea of the private funding convincingly?

Put yourself in their shoes...what would make you feel safe if you were them?

The security of the property is likely what you are going to have to showcase to them. The fact that they are lending at a 60% of the value, title insurance, hazard insurance, etc.
