Looking for a true 10% return based upon a cash investment. I know they are hard to find, but they do still exist.

 Financing vs. cash purchase will be based upon buyer's preference on a case-by-case basis. Deferred maintenance may be acceptable depending upon the amount of repairs required and the potential for income growth to offset such expenses. Return percentage amount may be slightly negotiable, but buyer seeks to stay close to the previously mentioned mark.

I have a value investor seeking all multi-family investments seeking 10%+ C.O.C. net annual returns with room for growth. Buyer prefers investments in Louisville or Lexington, KY, but will consider all  areas. Would you mind sharing the tile used for the kitchen / baths? Would also love to know the paint color you used throughout the house and granite type/scheme used if possible... I have a very similar flip in the process and would love to use a similar design if you wouldn't mind sharing.

For what it's worth, you may want to refrain from posting exact links to the property on the site until you have a "option to purchase" agreement signed. It's best to just give the numbers and fill in the blanks as needed. In general, 99% of the people on here will be glad to help you with your analysis, but there will always be the 1% looking to "steal the deal" from you (assuming it really is a deal). Just my 2 cents...

Do your prices vary based on the size of the county in question? I live in a smaller county and would hate to pay a large "set fee" for something of this sort. If the list cost is based off of population of said county though, I may be interested.
