Commercial bird dog commission?

What is a fair commission to ask for if you are new to bird dogging to ask for if you represent a buyer that closes on any of your commercial leads? Purchase price would be in excess of $3 million. These are commercial not residential. HELP! :D

Hello Dan, I am not bird dog, but I am a RE broker working on the commercial side. When representing a buyer in a non MLS deal, I shoot for anywhere from 3-5%. It may seem awkard the first time trying to negotiate, but you are worth it. Remember that much and how you brought the deal together and you will do just fine. You can always go down if they tell you that you are too high, but you can never go up. Also, once you get into dealing with some of the larger firms, you will find that they do not offer cooperation, yet they are charging the seller anywhere from 3-5%. So, you will need to fight for it, but each representing party should be compensated. If possible, try to work this out before you introduce both parties, or before you give away your property's location. Hope that helps you. If you need anything else shoot me a pm.
