Hi guys, sorry I did not get prompts on the BB, they were going to my spam, did not get them until I sat down at the desktop.

I am aware that I cannot payout except to brokers. This is my first time dealing with a situation like this, so I was unsure if there was a way. In no way would I do anything illegal. Even for 500k I would now jeapordize my livelihood.

Thanks for the responses, they are what I was thinking. Sometimes one needs some confirmation. Thanks again.

Hello Dan, I am not bird dog, but I am a RE broker working on the commercial side. When representing a buyer in a non MLS deal, I shoot for anywhere from 3-5%. It may seem awkard the first time trying to negotiate, but you are worth it. Remember that much and how you brought the deal together and you will do just fine. You can always go down if they tell you that you are too high, but you can never go up. Also, once you get into dealing with some of the larger firms, you will find that they do not offer cooperation, yet they are charging the seller anywhere from 3-5%. So, you will need to fight for it, but each representing party should be compensated. If possible, try to work this out before you introduce both parties, or before you give away your property's location. Hope that helps you. If you need anything else shoot me a pm.

I am a RE broker in the Chicagoland area. I am getting ready to wrap up negotiations on a 100k sf office space for 8.5mm. 500k of that is a fee to be split 50/50 between myself and the banker who brought me the deal. Unfortunately our office cannot pay my banker friend directly due to licensing laws in Illinois. How can he take his portion legally without my office getting into trouble? Thanks for any help sent my way!

My name is Patrick Jacknow and I am a commercial/residential broker. I work with my father about 10 minutes outside the Loop. He has based his business on residential (which is what I learned on), where as I have thrown my focus towards commercial.

I specialize in close relationships with bankers and securing deals before they hit the market. Eight + caps are the normal range, specifying in large office, retail, and multi-family.

I look forward to learning from the many people on here and have already read numerous eye opening topics!
