For the purpose of acquiring the NNN leased property. Thanks again.

Is it allowed? The CTL loan covers financing from the tenant lease payments. Would a commercial mortgage lender (at the same time) be able to finance the actual property of the same NNN lease? Such as 50% financing from one lender and 50% financing from the other lender. The commercial mortgage would be based on the value of the actual property. Is this legitimate? Thank you

What do you mean-what do i mean? Exactly as i stated. The lender requested at least to see portions of the NNN lease , which i recieved from the broker/president, after i submitted the property general overview to him initially.

I found an absolute NNN property, listed by a major broker, and submitted the sale brochure to a legitimate commercial lender to whom i asked about bondable lease financing. I was able to obtain and send to the lender parts of the NNN contract and they seem to like what they see so far. The lender has just issued an LOI to the broker. I have never been able to find a NNN lender to work on my terms before. At this point- what does the LOI represent? Anything to get excited about? Should i gp out and get a real estate attorney? Dan

Is there a best source for finding NNN properties that are in their first lease term that are for sale? Or no? Commercial NNN developers perhaps? I get almost no response from NNN brokers even though i have 2 NNN lending firms that will do a bondable lease private placement "if" i can fit their property criteria. One of those criteria requires a recent 12 month appraisal for any NNN property. I am not finding a broker that has an appraisal on NNN properties. The funding from both NNN lending firms comes from private sources. Both NNN lending firms tell me it is possible (in theory) to do a 100% funded NNN deal if the exact criteria is met. Need advice. I am not finding many hard money lenders in Michigan online. What percentage down payment is usually required (how high will they go)? Any upfront costs?

From what i can see the FHA 203k rehab loan is only available to non-profit investors. I dont know if this is true or not ?

Can any of the current FHA (or USDA) loans be used by investors-not just owner occupants? How about any of their rehab loans?
