No Easement found On Title Report

Hi All,

I bought 5.5 acres of Vacant land zoned G3 General commercial a few years ago. My plans are already approved for building and recently came across that the Lift station from the local Utility company that sits on my site wasn’t on my title report or Survey as an easement or Exception. I called legal counsel and they bill at $395 an hour I’m wondering if it’s worth proceeding with legal counsel. Hoping for some advice and if anyone has been through this before.

best thing to do is make a title claim its free..  if title missed an easement that should be covered. 

if the pump station was built without an easement or a right to be there thats a different kettle of fish. and I would think case law and lawyer would be needed. I cant see them moving it if its integral to the current sewer system. I could see you being compensated for loss of the amount of property they are affecting and in worse case if your project cant be built then thats a whopper deal. 

Start with title claim and see what they say.
