I recently had a flood in one of my rental properties caused by a broken pipe outside the building. Unfortunately, There was a lot of water damage, and I relocated the tenant to a hotel. I got started on the repairs, which was about nine days. I then gave the tenant the next month's rent for free. I just now received a message that the tenant is requesting for me to pay for some of her items that were damaged. I highlight on all my leases that the tenant should have renters insurance in case something like this happens. Did anyone experience this? I’m curious how this situation was handled.

The area has a lot of attractions and good schools. I’ve had the property listed for three months with some interest but no offers. I have an unfinished basement with 8-foot ceilings. I am contemplating removing the listing and finishing the basement to add two bedrooms and one bath, making it a five-bedroom three bath, and putting the listing back on the market. Yes, The road that the city is removing is Sandridge Rd. This picture would provide a better view. 13th Street is the other substandard road where I’m trying to get access, which is also where the residential homes are located. As I stated earlier, The only access I have is with an easement through the Publix shopping center.

There are no residential properties on the road that is getting removed but it was a road people used especially locals to get access to my site and shopping center. The road with residential homes/Vacant land is the substandard road that the county wants me to redo if and only if I want access from this road.

I purchased this vacant land back in 2020. The land is an out parcel with direct access from a shopping center that incudes tenants like CVS, Publix, Family Dollar, Marathon oil etc. Recently, the city removed the only road that gave my site access, stating the road is substandard. The issue i face is that the only access to my site now is through an easement from a busy shopping center. I have been working diligently to get an alternate ingress-egress, but the county wants me to repair a substandard rd that will cost over a million dollars. This road has residential homes and vacant commercial properties on it now, and if i decide to move forward, i will be the only property owner taking on these costs. Even though the road is substandard and hazardous, its apparent that the county stance is You need the road to repair it. I like the area and i am questioning whether it´s worth moving forward with Phase 1 of Construction.

Not sure if anyone went through this before. Any advice would be greatly appreciated.

Thanks for the feedback. How would I go about filing a title claim regarding the easement?
