SBA Loan + Veteran + Self Storage: Lender Recommendations

The title basically says it all. I'm looking for a lender who specializes in SBA loan products, specifically taking advantage of the opportunities available to veterans and self-storage.


My scenario is this: I'm looking to make an offer on a property that is a combo of self-storage (6,600 sf), retail/laundromat (3,200 sf), and self-service car wash (4 bays). I would run the storage and maybe the car wash then rent out the 3200 sqft to a laundromat operator. Currently, the retail space is not occupied and the owner (who use to run the laundromat) is using it as his personal storage space.

Would I qualify for the owner-occupied SBA loan based on this plan? 

What other options are available to me based on this scenario?

Has anyone worked with a lender who can navigate these waters?

I'd start at this website and look for lenders that had an average loan size around the price of the asset you are looking at and start calling around. I'd probably look for those that did the most business in TX and then those that made loans on SS and Car Washes.
