All, 

Can you all help me Analyze this 4 plex deal? Is 6% cap rate good? This is for a property in Texas

Property price - 275000

Rental income - 25800

Vacancy -5% at 1290

Property management fees - 10% @ 2750

Repairs & maintenance - 10% @ 2750

Property taxes - 5200

Ashwin - Also just saw that you added vacancy to your gross rental income instead of subtracting it. Take your vacancy expense and subtract from gross rental income to get your net effective income. My guess is overall this is going to look less attractive adding in more of those expenses.
