Hi,

I'm interested in buying a Town home property in SmithFarms community and wondering if it will be a good investment decision considering the rental market and the DOM data. Any realtor who is willing to help me pull some key stats from MLS and possibly represent the sale as well if I proceed to move forward.

Need Rental comps data and Sales data for Townhomes in and around the Belmont data.

Hello - Looking for some advice on how to execute Rehabs remotely. I understand we need a great team but I've questions like how do we deal with transferring money to contractors without the work getting started (even if it's for a deposit). 

Appreciate anyone who would be willing to discuss over a phone call.

Hello - Looking for recommendations on a team of contractors, realtor and project manager who could with the BRRRR strategy. I'm looking to do this remotely so appreciate any leads from who have done this remotely. Appreciate your leads/help.

Of course there is some kick back in all these but why is that an issue?  They put in the time to get the resources so you don't have to!

They also have one on one calls available for free with the mentors when you need to help with any questions and a weekly all group call and a discord for members to answer questions from experience.  Creates a good community mindset IMO. 

As for the options, there are a few exit strategies, flip and sell, flip and sell turnkey, BRRRR

If I do end up joining, I will reply back with my experience!

@Greg Kasmer - Great eye on the Vacancy number. I was adding it to the gross rental income. Now that I've subtracted it, the Cap rate is no longer enticing, it shows about 5% and Cash flow/Initial investment is 4%. Thank you for your inputs, I appreciate it.

Can you all help me Analyze this 4 plex deal? Is 6% cap rate good? This is for a property in Texas

Property price - 275000

Rental income - 25800

Vacancy -5% at 1290

Property management fees - 10% @ 2750

Repairs & maintenance - 10% @ 2750

Property taxes - 5200
