Best Markets in Alabama besides Huntsville and Madison?

Hey everyone! We've been able to successfully build a stable wholesaling business in Chattanooga and N Georgia over the past few years and although we plan to stay in these markets we're itching to get into our next. We finally narrowed down AL after looking at various bordering states like Kentucky, Indiana and the Carolinas and we know that Huntsville is one of the mecas down there. While our main model is primarily wholesaling we are looking for that tertiary sweet point that we can fit into. As another investor or wholesaler, do you have any tips on what the next up and coming markets would be? Somewhere we can expect to see a lot of cash transactions in the next few years and revitalization and gentrification clearly happening? I appreciate any advice!

Hey @Mallie Messri!

Congrats on your success in Chattanooga and N Georgia! I am a OOS investor in Huntsville with few properties. Although Huntsville is hot right now there are still great deals to be found in the 150k-250K range for SFRs if you have a strong marketing setup. Some of the suburbs of Huntsville like Athens,Toney, Harvest are seeing great growth in terms of population and the schools are great too which is why many people are staying in these suburbs and the commute is hardly 15-25 minutes to Huntsville. Decatur is also another suburb which is not discussed a lot but I recently purchased a quad there and I am really very happy with the numbers on it.

    I would recommend getting into Toney, Harvest, Hazel Green, Meridian Ville, Hampton Cove, Gurley. The out of state families moving in will be used to "the Drive" which is what we see as them being used to driving farther for their work commute. This means, They will start seeking residence in these areas outside of our typical market but adjacent, so be well versed in these areas so we can present the right comps and assure the deals we get are correct.
