Yes, or the wholesaler could just send the entire lead and referral agreement, and sell it for more and just miss out on the big cut and just get rid of the problem properties

By helping them sell the ones they cant. They sometimes don't have the reaches that an agent world, plus if its a sour patch property, then they need to extend this out to everyone with money. 

in Huntsville, AL there are multiple offers on everything, if its not sold yet, its either land or the sellers are awful and difficult, or the buyers are awful and difficult- it can go both ways: someone goes under contract and submits 1,000 request for repairs OR a seller says they wanna sell, they don't and don't accept any offer. Agents help these types of situations as well, but wholesalers don't care. not most of them anyways. Agents can ACTUALLY help you sell that crappy home for top dollar, wholesalers don't. 

I would recommend getting into Toney, Harvest, Hazel Green, Meridian Ville, Hampton Cove, Gurley. The out of state families moving in will be used to "the Drive" which is what we see as them being used to driving farther for their work commute. This means, They will start seeking residence in these areas outside of our typical market but adjacent, so be well versed in these areas so we can present the right comps and assure the deals we get are correct.

Hey BP Fam, any suggestions on who to use for 1031 exchange in Madison County, AL? 

I would focus on Huntsville and outskirts, toney meridianville, madison, limestone county, harvest, hazel green , gurley and hampton cove.

there is an influx of people moving in from out of state for the low cost of living, home ownership, rent etc. There are thousands of new jobs: Space force Command, FBI Headquarters, Blue Origins, FB data centers, and more. Madison is growing exponentially. Its really a great time to get land in the outskirts and start building developments. Right now, there's 4.57 acres for sale in Huntsville, its at: 4006 Newson Rd, Huntsville, AL, 35805 and its zoned R2b- That's Commercial, Multifamily, Developments- the possibilities are endless, and I cant believe its not scooped up yet but its a good little gem. You don't find almost 5 acres of commercially zoned land in the middle of Huntsville. 

We are about to start seeing something they call "the drive" 

which is, what The families moving in from out of state are used to; commuting longer than the 15 mins it takes me to get from Madison to my workplace in Huntsville. They will be seeking their primary residences in those towns and spots adjacent to Huntsville & Madison, Like tony, Hazel Green, Hampton Cove, Meridian Ville, Limestone county, Harvest, etc. It would be a great time to invest in those areas too, because they are seeing an influx of new build pop up and there are more tenants/renters,  than there are available spaces now.

How does that sound to the out of state investor? They are building apartment complexes rapidly because the demand has risen 40% in the past 4 years. Its' risen 2% since last MONTH. 

@Randall Weatherall I think the best spot in our area to invest in are Madison, Toney, Harvest and Hazel Green. We are seeing an influx of people moving to our town and they aren't hesitant to make "the drive" which is  something to watch out for as an agent, if you are one, or an investor- something we make a point to be well versed in the markets adjacent to Huntsville due to the inventory being low. 


I am a very big outdoors person. 

I love having William B.  Bankhead National Forest just 30 mins away, alongside the Sipsey Wilderness . I have plenty of good hiking spots 10 mins to 3 hours away, good centralized location from the beach, about 5 hours away from FL. 

Most tenants in our area are great because our economy is fluid- we have the redstone arsenal, space force command, FBI headquarters, FB Data Centers, etc....we didn't feel the pandemic as many of our fellow neighbors, simply because our money flows due to the government jobs and our ity is made up of very well educated. The appreciation i've seen in just a short time of buying my primary residence is extraordinary! I would've been a fool not to jump into the investing game sooner, and Ive lived here 20+ years. I am also in my 20s but, hey- I wish I had money sooner. Anything else, just connect with me. Ill tell you all my key items that make me love Huntsville, AL.
