Tenant not paying I will buy your house ( as heard on radio today

Listening to Bay Area radio this morning there was a spot by a Bay Area wholesaler.. one of his pitch's was tenant not paying no problem we will buy your home anyway.

How many of you I wonder would buy a home with a non paying tenant in it .. how much would you expect to discount it.

I suspect those willing to take those risks might get some pretty decent discounts to market ?

Instead of the current theme of wanting to ONLY buy a home that is rehabbed and tenanted ?  

This spot was on KNBR which is not a cheap place to run Radio spots.   call now get offer in 7 minutes was also a tag line.

Thoughts ???  would you change your marketing to align with what this company is doing.. ??

Jay,

Not quite the same, but we recently bought a SFH in Oakland with an inherit paying tenant at a good discount. The seller was having a tough time selling it as-is with the in-place tenant. It fell out of contract a few times.

During the due diligence process, we had a talk with the tenant and understood their situation. He helped them find a new house to rent, gave the new landlord first month rent plus deposit, and also gave the tenant $10k in moving expenses. Voila!

Everything in life has a price. We get paid to be a problem solver in this biz.
