How to figure out value on a odd house?
Hello All!
I need help figuring out an offer price for an odd property.
Let me start off by saying I plan on wholesaling the following property, which is in Chico Ca. It is a 2/1 single family home 836 sq ft on a 1.2 acre lot built in 1922 w/ a detached garage. To add the property has a large screen room in the front and back which is not included in the 836 sq st of livable space.
Surrounding properties with similar lot sizes sold for 800+ (2014 being the most recent sold date) but those were all 4/2 houses.
I know the property has great potential especially because of the size of the lot.
Any advise would be greatly appreciated!

Theres similar size/age 2/1s on MLS in Chico right now for under $200k. Over behind the brewery. The lot size isnt a factor unless it's zoned for more units. Its unlikely someone would pay to demo for another SFH. Also the end game strategy is important. Make sure you consider what you want to do and what you could do
Im surprised to be seeing more investors in Butte active on here recently
I checked zillow and stand corrected. A number of 300k 2/1s in the last 6 months. All larger and newer, but thats still crazy.
