What do you mean by " In contract" for starters? Have you committed to purchasing at that price?

As Scott mentioned a realtor can help with comps (they're also easy to do yourself even without tools like propstream or BPs paid tools)


Does your contract include an inspection clause?

A Full gut rehab may very well cost that $120k. Current market prices in Eureka don't really support it unless you plan to buy and hold. Just my opinion of course.

Zestimates are generally terrible, but I'm curious as to why this property is so much lower. Also, Zillow shows that it sold only 3 months ago. What is driving the new buyer to bail so quickly?

@Syman Scarpellino I haven't gone to any of the Auctions, but I grew up in Humboldt so I have some connections there who are also starting buying properties. The problem I see with an auction is finding something that the rehab costs still create a profit for you. Many of the dilapidated homes in Eureka and Manila for example require so much work that making an assignment fee is nearly impossible. let alone finding experienced flippers who want to handle that scale. 

I've seen some out-of-area investors trying to sell FSBO far above what the market there actually supports even with the nationwide surge in pricing. In some other forums, I've been seeing prices far above the typical 70% formula, though that's a different topic

Theres similar size/age 2/1s on MLS in Chico right now for under $200k. Over behind the brewery. The lot size isnt a factor unless it's zoned for more units. Its unlikely someone would pay to demo for another SFH. Also the end game strategy is important. Make sure you consider what you want to do and what you could do

Im surprised to be seeing more investors in Butte active on here recently

I checked zillow and stand corrected. A number of 300k 2/1s in the last 6 months. All larger and newer, but thats still crazy.

That's great to hear and impressive it's staying booked without school or a lot of the other regional attractions functioning as normal. I'm also in Chico and it's been hard to find other BP members here that are active. I hope you continue to have luck in the local market here.

@Michael Lathrop Have you branched out in your usage at all? I was considering using listsource for leads and than yellow letter for some direct mailers. I am just launching my wholesaling business this month

Ive lived in Chico for 2 years and my cousin has been here for a decade. I wouldn't invest in Chico unless you want to deal with students. Not much of SFH environment from what I've seen. However, I could definitely be wrong and your post is older. If this worked for you please let me know

Im looking to invest in some multi-family in Butte and Shasta. Preferably renter ready, but Im also interested in BRR. Have you done anything in those areas or are you still focused on flipping?
