@Aaron K. Thanks for the input. I would definitely be targeting flippers. It is still in a good neighborhood most recent comp for a 2/1 is 435 this year after covid! Definitely helped me clarifying the arv would be 400-500 not anywhere close to 600+

Hello All!

I need help figuring out an offer price for an odd property.

Let me start off by saying I plan on wholesaling the following property, which is in Chico Ca. It is a 2/1 single family home 836 sq ft on a 1.2 acre lot built in 1922 w/ a detached garage. To add the property has a large screen room in the front and back which is not included in the 836 sq st of livable space.

Surrounding properties with similar lot sizes sold for 800+ (2014 being the most recent sold date) but those were all 4/2 houses.

I know the property has great potential especially because of the size of the lot.

Any advise would be greatly appreciated!
