Seeking Multi Family Properties in Florida

We are looking to acquire multi family properties around the Tampa Bay area, including Hillsborough, Pinellas, Pasco, and Polk county. Ideally we are looking for duplex, triplex, quadplex properties that are rented and returning at a good CAP rate. Ideally properties that have some opportunity for improvements are preferred.

What's your idea of a good cap rate?  

The small multi-families in Lago in 33770 that have been selling have been selling at around 6.5-7.5% with room for updating and increasing rents.  Generally, higher cap rates carry more risk and lower cap rates are the properties with better tenants, but there's always exceptions!
