Mynd PM operates in Orlando. They are a larger organization and I imagine that there are some intrinsic pros and cons that come along with that. Maybe worth a call/interview with them to see their approach.

I don't know much about the STR market there, but I know someone that does. @Charlie Cameron is an active STR investor and the Emerald Coast is his backyard.

I personally wouldn't want to live in Hartford (maybe the West side), but there are definitely a number of good towns in the suburbs.

If you have kids and are concerned about public schools, this will greatly reduce the number of viable towns.

My daughter recently moved to Hartford and I'm trying to help her get setup in a small multifamily. I've seen some prospective properties in both West Hartford and East Hartford. 

I am in need of a great realtor, home inspector, and property manager. Thanks for any referrals you all can send my way.

Both are within 350 ft from the ocean. I received a quote from Liberty Mutual. It was hard enough just to reach that local office in order to get my first quote. I'm looking for other companies to compare and find the best plan.

Take a look at RentSmart on rentsmart.net. This property management software is marketed as "low cost" compared to others. I received a tutorial on it during a virtual REIA meeting and it appeared to be simple and functional. My understanding is that tenant screening is an additional charge of $40-$50 as required. I suppose you can transfer that cost to a potential tenant in the form of an application fee.
