If you had $200k+ in capital, where would you invest right now?

Hey all- I'm an investor in Austin, TX and have been investing in real estate here for about 6 years. We're considering some investments outside our of local area and wanted to get some opinions from the BP community on where they would invest money right now if you had around $200k of capital to work with. Mostly interested in multi-family, but open to all ideas. Would also love some opinons on communities to invest in that have active/healthy/outdoors elements and amenities for residents....this is probably more for personal enjoyment :)
