Buying a FARM in Georgia

Hey everyone-

I hope this post find everyone well.

I have an investor friend who is looking to buy a farm in Georgia. She would like to purchase an existing farm who’s owners are maybe looking to retire or need financial assistance.

The initial search hasn’t returned much luck. So, I would like to ask the community for any advice on the subject.

What’s the best way to go about locating farms?

Does anyone know any brokers/agents in this area?

Has anyone purchased a farm? If so, what was the process like?

The best bet you will have is to look for a farm management company. They generally are also real estate companies. In Iowa Hertz Farm Management is the big one. But there are farm managers all over the country. I really hope your friend has enough for a large down payment and low cash flows. Farming is a small margin game. There are a lot of farming specific contract language about how the tenants pay when they pay or if the farm is on shares where everything is split. Here would be another place to start:

Farm Credit Services is another good place to get financing info. The Georgia Farm Breau is a good place to find a farm management company.
