Generally I agree with exemptions being Iowa City and Ames there you get minimal appreciation and minimal cash flow.

I am in that situation tenants moved out didn’t pay last water bill. $55 now what the city is about to put a lean on the property. Do I pay it and turn it in to collections? Small claims and get a judgement? Write it off? They moved one town over bought a mobile home.

I would check with a lawyer then especially if it is going to be an expensive fix. In Iowa if a retaining wall is on a property line it is treated the same as a fence. which is a 50/50 split between two property owners. In fact in Iowa depending on where the issue is it could be completely your problem or theirs.

Sorry as you can imagine I have been busy working in Ag my role is I sell seed to farmers. if you want experience in ag sales I would tell you to drive around and find a Pioneer/Kent/Channel/NEMO or any other feed/seed farmer dealer Pioneer and Channel would be my first choice if I was you. And ask if you can help you are trying to break into Ag sales and would be willing to call on prospects for them. If they turn you down move on to the next. I am sure someone will be willing to give you a 100% commission tryout. It doesn't need to be fulltime and you can cut your teeth. Just start the ball moving. FYI seed and feed are the most competitive sales to get into in agriculture but also the most lucrative.

If you like agriculture and real estate I would look into any farm management companies in the area. Also don’t give up on being a product rep for a company like phibro or selling feed. Some of those careers are very lucrative. I have found being a good sales person will compensate you well no matter what you sell.

The Cedar Rapids area has a group that meets the first Wednesday of the month over zoom. There is also a group in Waterloo.

How big is the area? Iowa State puts out a custom labor rate and mowing CRP ground is what you should advertise your job as, should be between $30-45 per acre. Then I would as a local Ag retailer to come in and spray it with Grazon NXT. After that you will only have grass growing on it.

During due diligence did you get actual rent rolls and bank statements? That would be impossible to hide in bank statements.

You are worried about 33 units on 115 acres? Or is that just the start of what they are doing? My guts is if you think your house is worth less than the median price rising tides raise all boats.
