Hey everyone, 

I'm looking to get my Real Estate Agent License in the State of Ohio. I'm located in Cleveland and work 9-5. So online or alternative hours would be best. 

What is the best way to do that? Which training would you recommend? 

There are many options when I Google it, so I was wondering if you guys have any specific recommendations and why.

Yes. That's exaclty what we're doing - helping FSBO sell their homes. We take professional photos, virtual tours, walkthrough videos, listing descriptions, etc...all the good stuff to get well ranked on Zillow.

We don't buy any houses yet. But we're saving money from this service we provide for future down payments once we're ready to start investing.

Just wanted to share another successful step in the right direction for me and my friend. And mostly, thank the BP community for all the help and information! 

My friend and I always wanted to become Real Estate investors. But you know how it goes - "no experience and no money". So we had to find a way to get started on it somehow and get some valuable experience.

So we decided to open a Real Estate Marketing Agency focused on FSBO... nothing against agents! It's just the niche we decided to come in haha

And that's how we wanted to get started in Real Estate - providing all the tools to FSBO owners - because that meant we would need to learn A LOT to be able to help home owners. Due diligence, title, inspectors, appraisers, contractors, you name it...

We actually ended up with a large network of trustworthy connections doing this. And the best part is, we're making/saving money so we can start funding our own Real Estate investments. 

And I mean we're getting closer to our goal because our business is proving to work well - we just sold another house after only 8 days on Zillow! 

Our listing got thousands of more views than houses in the area because we nailed Zillow ranking algorithm. And that's exciting because we will - at least in the beginning of our REI career - be selling all of our properties FSBO.

And much of what we know about REI, finding trustworthy people to work with, and how to crunch numbers came from BP. We've actually connected with other members here who are now working with us (and both parties are making more money from these connections).

So yeah, just wanted to share how excited we are about accomplishing our goals - and how much BP is helping us get there!

I'm really on the fence about mailing the same list again, but a lot of people recommend it. So we'll probably do that. 

Do you have any samples/templates you're willing to share? I know there's a bunch online, but I'd love to see exactly what someone with experience is using. 

I'll be checking out REsimpli as well.

My partner have mailed to a similar list including tax delinquent + probate court. He got a deal from that campaign. 

We're looking to send out 1,000 mailers to tax delinquent and 1,000 mailers to equity list. And yes, the market is hot - Cleveland, OH & Suburbs. 

The reason we're thinking about mailing to the equity list is that we have a Real Estate Marketing Agency that provides tools and support to FSBO. So we're looking to find clients - people that might be considering selling and would like to have Professional Photos, Matterport tours, copywriting, etc... So they don't necessarily need to be super motivated sellers like a wholesale deal. Our clients are usually people that have a good amount of equity in the property and might be looking to save some money by not hiring a seller agent.

What are your thoughts on that?

We're looking to start a direct-mail campaign here at our Real Estate Marketing Agency with two lists in mind: 

1. Tax Delinquent Properties to Wholesale.  

2. Owners with 35%+ equity to provide the Marketing if they're selling soon. 

We'll send out a thousand mailers to each list. Now we're trying to figure out what to include/write on the letters/postcards. 

BP Community - would you share some information about your direct-mail campaigns? How did they perform?

The funds for my first down payment. 

I'd love to buy my first duplex and house hack. 

Even though I'm on track to saving enough for a down payment and necessary repairs - I'd like to get things moving faster.
