May I ask how did you transfer money into US? Did you transfer it directly to your personal account in US for the buying or you had to go around? Asking because my brother is in Vietnam and he wants to invest in US.

I set up 3 US accounts accounts in 2011. I had to do this in person as they needed to ID me etc

Update..... I sold out of Detroit

Why??? Too many headaches and if you are out of State or country you are a target to get ripped off

Fortunately market has been rising so have been able to cash out with no loss

What I found with Detroit is no integrity.    Dont do it..... lesson learnt

I think Detroit can work for out of state investors, I am living proof of this

But life would be far easier if I was on the ground. This will give many more options and less risk

Whether there will be appreciation is the big question? Some areas are already growing but it will be hit and miss. There is still lots of inventory, so success will be buying at the right price and location. Comps are very tricky to understand

For me personally I am in it for the cashflow. Its taken time to get this right and enjoying this.

Its cliche but property management and sourcing good tenants will make or break you in this market

I personally think its worth having a crack at this market, chipping away slowly and look at returns. For me I need 15% net returns pa..... not gross

Isaura and team have been overwhelmingly friendly, professional, and informative. Their rehab work is top-notch and their relationships with PMs (including those who manage Section 8) is second to none. I'm excited to take ownership of this amazing revitalized duplex with classic 1900s Detroit craftsmanship and styling you just can't get anymore. When I take ownership, it will be a truly turnkey experience as I will have two highly qualified tenants. I will keep you guys updated on this exciting project...and I certainly have plans to do more with Isaura and Michigan Cash Flow Properties.

Hi Chris

Are you in any way associated with Isaura’s business?

Would you care to share property details.

Thanks

Plenty of inventory, the issue is property management, dont get this right and you go backwards

As with most states the big cities (like KC) you probably get less cash flow but more chance for appreciation. In the smaller towns (likeTopeka) you can definitely find cash flowing properties (depending on how you calculate cash flow) but you don't get a ton of appreciation. As an example, I purchased a 40k 3/1 SFH and looked on the county appraisal site and saw that the last time it sold was 20 years previous for the same $40k. But a 40k rent ready home that rents for $850 a month in a C/B neighborhood is great cash flow.

Thanks for this. Do you have any contacts, I am working through this.

I wonder if these lower end properties are much higher risk?

Hi All

Just looking at this market

Would be interested on whether it cash flows and what is the price point for C/B grade areas

I know a broad question but interested in hearing from locals

thanks
