What to expect when engaging in an owner financed purchase?

I am engaged in a couple of owner financed real estate negotiations and though I have been able to stretch some terms to satisfy the both of us, what am I to expect regarding the transaction??

A real estate attorney will draft everything, so once this starts, should my DD go deeper than an appraisal? How about specialists that search for mold, and termites, etc?? I feel like I have a basic handle, especially after pouring over details, numbers, and even walking away from 2 others that drowned out equity (rehabs) for far too long.

Guidance from A-Z would greatly be appreciated.
