Dayton (Oakwood) Flip

Looking for some advice on a Dayton, OH property to Flip, it is in Oakwood and from what I can see the numbers work but have questions about the market in that area.  Is there anyone with experience in that area of Dayton?

    Oakwood is great place to flip. It has a great school district (the best in Dayton) and people want to live there. Just make sure to get the proper permits as they are very nosy whenever a renovation is occurring. They will shut down your rehab if your permits are not in order.
