30 Year Fixed Rate Mortgages for Non-Owner Occupied Fourplex

Hi all,

This is my first post here and I am looking to secure my first deal on a non-owner occupied fourplex. It is considered a residential property because it is less than five units but most lenders I have found will not loan a 30 year FRM for it. The best case I’ve found are ARMs amortized over 30 years.

I was wondering if anyone know lenders in the Texas area, more specifically Houston, that will do 30 year FRMs for non-owner occupied residenial props?

@Don Nguyen - I think you need to ask them why.  30 year fixed with 25% down on a 4 unit is a conforming loan product, it is pretty standard.  There must be a reason why you can't get that loan, and you need to ask them why you can't get it.
