Thanks for the input everyone. I can appreciate the words of caution. I would agree with what is being said but of course, any unfamiliar endeavor should be approached with skepticism and caution. Like @Francisco D Contreras said, it's a first step that everyone has to take.

No expectations of being showered with money on the first few deals (or any for that matter), just looking to get started and do it the right way while working with some folks who have more experience than I do. 

Like I mentioned initially, I am still looking for recommendations for agents that specialize in investing or wholesalers. Thought BP would be a good place to reach out.

That's the possible plus you have: if you know the SA market well and have the time to be there regularly. 

i can't count how many people have told disaster stories on BP about trying to do long distance BRRRs. They didn't turn out the way their course/book taught them.

@Eric James why would you say that? I am working with some folks who have a lot more experience with deals done locally and long-distance. SA is also not terribly far from ATX.

I'm in Austin, TX, and looking at doing BRRRR on SFH and small MFH (up to 4-plex) in San Antonio.

I'm in need of recommendations for investor-friendly real estate agents as well as wholesalers.

Any recommendations on areas to look at or to avoid? Also looking to connect with other investors in the area!

@Michael Jones good to know that it is available then. I seems like I made a rookie mistake in my initial lender search and didn’t look deep enough.

@Matt K. would you mind connecting me? I have excellent credit history with both cash reserves and 25% down.

@Lexi Teifke yes I would very much appreciate the contacts. My debt to income ratio is very low and my credit history is very good.

@Brie Schmidt - that is good to know. Because I am just starting I did not know what is generally “standard”. I haven’t actually been getting rejected for these loans, that was what I was just normally seeing when I was looking on their website at their mortgage products. I must just be looking at the wrong lenders.

Hi all,

This is my first post here and I am looking to secure my first deal on a non-owner occupied fourplex. It is considered a residential property because it is less than five units but most lenders I have found will not loan a 30 year FRM for it. The best case I’ve found are ARMs amortized over 30 years.

I was wondering if anyone know lenders in the Texas area, more specifically Houston, that will do 30 year FRMs for non-owner occupied residenial props?
