Is this a good Wholesale deal?

I have found a condo in a desirable location in the Austin area.  The current condo's in the same building have an asking price of $112,000 to $120,000. It does need to be painted (inside), new flooring and could use an update on the kitchen, although I see one selling at the moment with no upgraded kitchen for $112,000. If I could get it for $80,000 with a 10% interest (finder's fee) coming to $88.000 would that be a something a buyer would be interested in?  

It is in a great location and I am currently finding out if they allow short term (airbnb) and long term (corporate/tenant).  It would be great for either as Austin ALWAYS has something going on and it is close to all of the attractions.

If the ARV is $110k then I'd personally want to be all in for no more than $77k or 70% of ARV.
