You won't find anything worth while in this area that's listed you'll need to connect with wholesalers to find off market deals or do marketing to find them yourself.

Boynton Beach Florida is on point, located right between Fort Lauderdale and West Palm beach.

Probably has a mandatory club membership if so that's normal those are always priced very low since the buyer market is very small

If it's listed on the MLS it's likely not a good deal or it wouldn't be there. Furthermore you gotta be careful in Lake Worth there's better parts and some really rough areas. Also frame construction is pretty standard in that area which will increase your insurance premiums over CBS.

As a local I can tell you prices are super inflated here at the moment and the numbers don't make sense 99% of the time unless you find a needle in a haystack

Everything you're seeing is typical for the area.

Unfortunately we're in a market where everyone has capital and they're looking to deploy it.

Hello, my name is Vince Biegel and I play linebacker for the Baltimore Ravens. I reside in South Florida and looking to get into small 3/4 unit multifamily units. Looking to learn. Talk with other similar investors in the area. Brokers. And advice from the BP group in investing in a new area. Thank you all!!!

Welcome to BP I've got a lot of friend in the league (one of them formerly played for the Ravens) and I'm also in South Florida feel free to give me a shout.

Quote from @Frank Mongiello:

Hey Michael and thanks Josh, I can definitely help you out with a strategy and options. I may have an off market duplex in Jupiter coming up which could interest you if you're willing to expand your zone another 10 minutes. Otherwise can help you with some options further south.

Would this duplex be in The Heights by any chance?

Post: West Palm Beach Airbnb STR Market

Just to be clear for everyone interested in this market there are only a handful of areas in PBC that allow STR. Majority of communities (both SFH and condos) have HOA's which prevent it. Still some great opportunities in pocket areas and specific condos but it's definitely not just a free-for-all around here. Hope that helps!
