Hi! Just to clarify,  the price I quoted was for paint and flooring only. The kitchen and bathroom could be cleaned up and sold as is. I know if I replace both, it would sell for a higher price point though.

@Danny Webber LOL! I know! Austin has become super expensive to live in! I can't believe what condos/houses are selling for. Plus, some homes only staying on the market for only minutes or hours.  If I can close the deal, I will let you know!

@Paul Sandhu Thank you for commenting, but I don't think that is true.  There are a lot of people that like to train/mentor. I think it would be a reciprocal relationship because if I had leads that I could not fill, I would refer them to my mentor first. Hopefully, my mentor would do the same.  I think giving "disinformation" is a dishonest business practice. If you didn't want to give trade secrets, you could have just said no, I don't want to divulge that information.   I am new to this business, but I would think having ethical/honest conversations would go a lot further.  I know that you have to protect your business, but there may be other way's of doing so. That's just my two cents.

@JohnD Do you have the investors name? I live in the Asutin area and would love to learn more about this type of business.  

I am looking to rent, furnish and manage out of other peoples apartments.

@Caleb Heimsoth  Thank you for replying.  It looks like condos in the complex with the same sq ft that have been flipped, are selling at around $110,000.  I would estimate that the flip would cost about $5,000 - $6,000 if subcontractors were used.

I have found a condo in a desirable location in the Austin area.  The current condo's in the same building have an asking price of $112,000 to $120,000. It does need to be painted (inside), new flooring and could use an update on the kitchen, although I see one selling at the moment with no upgraded kitchen for $112,000. If I could get it for $80,000 with a 10% interest (finder's fee) coming to $88.000 would that be a something a buyer would be interested in?  

It is in a great location and I am currently finding out if they allow short term (airbnb) and long term (corporate/tenant).  It would be great for either as Austin ALWAYS has something going on and it is close to all of the attractions.

Hello! I am interested in learning more about how to set up apartments for long term corporate rentals. 

1. How do you find apartments that are willing to corporate with terms? 

2. Where/how do you get the corporate clients? 

3. What advice can you give to a complete newbie? 😉

4. Is there anyone in the Austin, TX area doing this? If so, I would love to pick your brain. 

I am willing to volunteer to help with office work, Marketing,  etc to learn more about this business model.

This is amazing content! As a complete newbie at wholesaling, it is fantastic to know what a perspective buyer is looking for. Everything you put into the DIE adds a ton of value, not to mention, a great way to becone very familiar with the property to see IF it has value. It's another way to factor in if the property is worth it. Thank you so much for sharing!
