How to know when to sell or rent out the property your living in?

Hi guys, After listening to most all the podcasts I’ve heard some people live and flip their houses or live in then rent their houses out after moving. What things do you look for when deciding to make this choice? Does it depend on what your goals are, cash flow for renting or using equity to reinvest if selling? Thanks

I have never done this, but my feeling is that one should analyze the house just like it was going to be a new investment property.

Would you buy it as a rental? If not, then sell it. My current personal home would not make a good rental. Unless, of course, you may move back into the house in the future and want to keep it for that reason.
