Hi @Eddie Werner I appreciate the response and insight to my questions. You bring up some good points on the maintenance and replacing tenants I haven't thought of before and will keep that information in mind :)

When budgeting for the PM fees when running your numbers how do investors budget that first months commission? For example I get the simple math of just budgeting lets say an average of 9%, but that 9% doesn't include that first months commission. Would you happen to know that?

Hi BP, 

A few questions about Property Management companies.

1) Is it common that each time they find a new tenant to move into your property they ask for a 1 month commission fee?

2) What would be an example of a 1 month commission fee?

3) Do you generally negotiate that all marketing fees to find new tenants are bundled together or do you have them paid separately, and why?

4) When hiring a new PM how of often do you negotiate the contract?

Hi guys, After listening to most all the podcasts I’ve heard some people live and flip their houses or live in then rent their houses out after moving. What things do you look for when deciding to make this choice? Does it depend on what your goals are, cash flow for renting or using equity to reinvest if selling? Thanks
